
Large office building in Claremont (Cape Town) is a 25,000 m² facility with 45 commercial tenants. The building manager inherited a long-standing electricity contract locked into an outdated tariff that no longer matched the facility's consumption profile, leading to severe demand charges and billing opacity. Significant under-recovery and tenant tariff inaccuracies created financial pressures. No energy management practices implemented.
We conducted a thorough consumption analysis and corrected the technical infrastructure. We provided correct tenant tariff structure and positive monthly recoveries, whilst communicating with stakeholders. Full parking area LED upgrade and sub-metering for monitoring with load management guidance reporting (e.g. wasteful HVAC operations) realised significant savings and awareness.
